The Desmond is an ambitious hotel project situated at the corner of Grand Avenue and 11th street in Downtown Los Angeles, just a few short blocks from the world-renowned Staples Center and a host of boutique hotels and other entertainment venues.
A parking lot since the 1920s, KAP have Entitlements for a new 13-story hotel that will provide 160 luxury guest rooms with the full range of facilities required at the top end of the hotel market including a roof top pool, conferencing, valet parking and a variety of spaces to eat, relax and be entertained.
The design opens up a greater presence and buzz for the hotel at street level, engaging a wider community of casual diners and drinkers with a restaurant, café and bar. Outdoor seating is located beneath awnings and vine plants whose sun illuminated leaves will offer gentle shade, creating an attractive and intimate indoor/outdoor space. A continuous glass façade to the hotel restaurant will also blur boundaries between inside and outside; street and hotel. Two stories of underground parking free up ground floor for maximum guest amenity and public realm.
A robust material palette of concrete, brick and bronze combines to create a cool luxe aesthetic. Bespoke rooftop signage recalls the golden age of LA building brands, and features integrated planting and seating.
The rooftop pool, featuring more native planting, a bar and lounge space, will offer spectacular views across the city and attract a nighttime crowd.
